Nothing on this site is a purchase offer, appraisal, legal advice, tax advice, probate advice, or real-estate broker representation. MN Home Transitions is a principal home buyer. We are not a real estate brokerage, broker, or agent, and we do not list homes, market homes for sellers, or represent sellers or buyers to the market.
When we discuss a possible purchase, we act as a prospective buyer for our own account. Any written proposal is subject to property review, title review, and a mutually signed purchase agreement. If a signed agreement permits assignment or transfer of contractual rights, that possibility will be handled under the terms of the written agreement, and the transaction may close through us, an affiliated buyer, or a partner purchasing entity.
Our compensation, if any, comes from our own purchase, resale spread, or assignment of contract rights. Sellers do not pay us a broker commission, and we do not charge sellers for broker representation.
We do not provide foreclosure-consulting, foreclosure-rescue, probate, Medicaid, Medical Assistance, estate-planning, title, legal, tax, or financial advice. Properties involving foreclosure, probate, a power of attorney, guardianship or conservatorship, Medical Assistance planning, liens, or title disputes may require additional review, disclosures, notices, cancellation rights, or court/title-company approval before a closing can happen.
We encourage sellers, personal representatives, heirs, and family members to speak with their own attorney, tax professional, title company, or licensed real estate professional before signing a real estate agreement.
